Bodrum Property Report; 1-3: Property Prices; An Introduction

Previously we introduced you to the Bodrum property for sale sample of nearly 17,000 properties. Now it's time to take a look at how the houses are priced.

OK, let's now take a look at something a bit more interesting; prices. First, let's look at how the different peninsula locations directly compare; ignoring property size.

Perhaps not surprisingly, the 'glamorous' locations of Türkbükü and neighbouring Göltürkbükü top the list here, with the average property for sale price at around 477,000 TL and 433,000 TL respectively. It could be said that this is perhaps because there are more larger properties in those areas - but we can see from chart 4 that both areas have a similar distribution of properties. Later we'll also take a look at the TL price per square meter - to see if the physical property size makes a difference here.

Next up is to look at average prices by number of bedrooms, chart 7 shows this:

No real surprises here with prices increasing for the amount of rooms. Property developers have always pushed to provide as many rooms as possible in a property - this graph clearly shows why.

Next we look at the big question; "How much should I charge for my property with X bedrooms in Y?" Let's try to answer this with our next series of graphs:
