Bodrum Property Report; 1-5: Property Sizes by Square Meters
In section 2 of this part we looked at property sizes by the number of bedrooms, but let's now take a step further and see how physically big the properties are, and how this differs across the peninsula.

Part 1, Section 5: Property Sizes by Square Meters
We'll start with the simplest graph which shows how big a property with a certain number of bedrooms is. Chart 13 below shows - of course - that property size increases with the number of bedrooms. The average (median) property size across all houses is around 110m², correlating to a 2-3 bedroom house.

Let's now take a look at the average property size, and its variance across different locations on the peninsula. Chart 14 below shows a reasonable variance; which bigger properties in the Göltürkbükü area (around 140m² average), to smaller properties in more densely populated areas nearer Bodrum centre such as Gümbet and Konacık (around 90m² average). Of course, we can directly attribute this difference to the properties available in each area - the majority of properties in the Göltürkbükü are are 3, 4, and 5 bed properties; the majority of properties in Gümbet and Konacık are 1, 2, and 3 bed properties. We can eliminate this effect with chart 15 below.

Next, chart 15 and the associated table combine chart 13 and 14 above to avoid the effect seen in chart 14. We're now directly comparing apples-to-apples. It's now clearer to see where the bigger properties lie.

So where do we get the biggest property for the cheapest price? Chart 16 below addresses this by showing the Average TL per square metre - by location. A shorter bar indicates a lower number; i.e. less Lira per square metre - and better 'value'.
