Welcome to issue 17. This issue we decided it was time for some pretty graphs, charts and guides, so please enjoy the extra stats.... We have a feature on locations where the non-Turks are buying in Turkey and in the finance section we've also got enough historic data on interest rates for each of the 10 banks we track, so there's a nice graph there to see how your bank is performing.

Our donations for the webcam and weather station are going well, we're hoping to have the webcam up and running for the next issue. However please keep donating to the weather station fund, which will allow you to see live weather conditions any time of the day (or night), at all times of the year. Naturally, all donors will receive free access to the live service.

  • Ramadan (Ramazan) begins
    Ramazan Starts today, and will continue for 30 days until Saturday, the 19th of September. Key points to know about Ramadan:
    • Ramadan takes place during the ninth month of the Islamic calendar; the month in which the Qur'an, according to tradition, was revealed to the Prophet Muhammad.
    • It is the Islamic month of fasting, in which participating Muslims refrain from eating, drinking, sex, smoking, and anything that is not of a good nature or in excess from dawn until sunset.
    • Bodrum is a modern tourist area, so life will continue much as normal, but it's polite to refrain from eating and drinking in public areas during daylight hours. So stick to restaurants, tea houses, and cafes.
    • After sunset (sounded in Bodrum Centre by the castle canons firing), eating begins with a light meal called "Iftar". You'll see that traffic will be heavier around sunset, and traditional Turkish restaurants and cafes will be busier.
    • The last day of Ramadan is followed by a three day "Şeker Bayramı" (Sugar Holiday), a time for eating many sweets!

Feature: Foreign Owned Houses in Turkey

According to the Tapu ve Kadastro Genel Müdürlüğü (or to put it simply; "the department that looks after land-ownership in Turkey"), there are 81,321 properties in Turkey whose TAPU (title deed), is registered by a non-Turk, and in total the land the properties cover accounts for nearly 21 square miles of Turkey (about the same area as the borough of Manhattan).
Of these 81,321 properties, the two leading foreign owning nations are Germany and Britain., with about 23,000 and 19,000 registered properties respectively. So given how vast Turkey is, where do we all choose to have houses?

The 5 provinces of Antalya, Aydın, Istanbul, Izmir, and Muğla, account for nearly all of the British property. Here's the break-down for British and German owned properties for these 5 provinces:

Keeping Your Computer Up-to-date; Microsoft Update

OK, after a short break, we're back to PC maintenance. This time we'll talk about "Windows Update" and "Microsoft Update".

As we've seen previously, there are many things we can do to ensure our PC is running optimally, and safely; from ensuring we have the latest virus scanner installed and installing a firewall to "defragging" your hard disk and removing temporary files. However one thing that's also key is ensuring that the core Operating System and system files are up to date. Fortunately, if you have a broadband internet connection, and are running a recent version of Windows, this is an easy task using "Microsoft Update"

Confusingly there are a couple of things we need to clear up:

Firstly, naming;

  • Windows Update is the name given to the (automatic) method of updating the core Windows Operating System.
  • Microsoft Update is a newer system which fully replaces Windows Update, and additionally updates other Microsoft products (e.g. Microsoft Office). 

If you are given the choice, follow directions to use the newer Microsoft Update system.

Secondly, the methods. There are two common methods to run the update system;

  1. Via a web browser: http://update.microsoft.com Note: must be run using Internet Explorer.
    Using this method allows you to do a one-off update. It is designed for more experienced users, or for users with limited internet access.
  2. Via the Control Panel: Click the Start button, click All Programs, and then click Windows Update.
    This method is the best option for novice users as it will automatically download and install updates.

Recipe: Stewed Apricots


Stewed Apricots

Stewed Apricots

Ingredients:

  • 2kg apricot flesh (orother fruit)
  • 1/2 cup sugar
  • 1/2 cup water

Method:

  1. Wash the fruit then halve and remove the stones. Cut into even sized pieces and place into a large saucepan.
  2. Add the sugar and water and gently bring it to the boil, stirring frequently and gently so the fruit doesn't stick to the bottom, or break up.
  3. Simmer the fruit until it is just soft and keeping it's shape, any longer and it will go mushy (same great taste just doesn't look quite as good!)

This recipe can also be used for plums and nectarines, although you may need to add more sugar depending on the tartness of the fruit. It can be frozen in portions and kept for when the fruit is no longer in season!

Q58: I bought my apartment off a builder and received my TAPU in 2006. I also paid the builder to get a Habitation Certificate however, he has now gone bust, and I do not have the certificate! Does anyone know if I can continue the already started process, or if I have to start again, can anyone explain step-by-step as to how I get a habitation certificate?

Q57: I had a container of household effects shipped here when I arrived in Turkey, for which I paid taxes and a deposit on entry. I am now looking to leave Turkey and head back to the UK. I would like to leave the house furnished and give away a lot of my stuff so that I don't have to pay to ship it all to the UK. I realize that my deposit would be forfeited (1,600TL). I have been told that if I don't renew the permit for my household effects they triple the deposit amount and fine me. They say "what comes into Turkey must go out", but does anyone know what happens if I leave Turkey leaving behind everything I paid tax and the deposit on?

Q54: We currently pay 4.5TL per ton of water supplied to our apartment. Our water supply comes from an underground reservoir/well. Our apartment has a meter, and we pay the money directly to the developer who built our sitesi.  Can anyone confirm if the rate we are paying is reasonable?
A54: We have wells in Gumsan 1 and 2 in Gümüşlük, but in the summer season the water is brought by tanker. We have a charge of 5TL per ton a year. --Stuart

Annual Property Tax - 2009 annual property tax is (over)due. Go to your local Belediye to make this year's payment.

Vehicle Tax - Don't forget that the second payment for 2009 is now overdue. We recommend that you pay this at the Bodrum tax office (tax paid online through a Turkish bank has a tendency to end up being paid to the Muğla tax office). Paying your Electric Bills automatically from your Turkish Bank
Some of you will have noticed that in the Muğla region, Tedaş have now been semi-privatised, and are now Aydem. One of the most important changes is that billing is now monthly (rather than every 2 months). Aydem are also a lot more aggressive towards late payments of electric bills, and will cut off electricity once a bill is just one month overdue. To prevent this, and for a more efficient way to pay, simply take any electric bill to your Turkish bank and they will set up an automatic monthly payment, and you'll never have to worry about paying a bill again. Please consider this - especially if you do not live in your house all year round. It takes minutes and really is easy.

As with your electric bill, if you'd like to set up an automatic monthly payment for your phone or internet service, simply take any bill to your Turkish bank who will setup an automatic monthly payment for you.
